To understand Arizona’s complex real estate market, it is critical to have a local, a trusted advisor on your side – for more reasons than you may think.
Is the market still on a rise? Having an advisor that is practicing real estate can tell you exactly what is happening around your city, or neighborhood. Maybe we are seeing less showings, Maybe we have more showing traffic. Maybe agents in our office are getting multiple offers in some neighborhoods and not others. Having a feel of the market and also showing you why this affects your listing, your price, or your equity is helpful.
Has the market shown signs of a slowdown? Are we seeing a decline in showings, Price reductions in the neighborhood, homes sitting on the market longer. Are the homes sitting on the market up to date, or updated and maintained? How do these homes compare to yours? You would love to see the exact floor plan sell for a huge price increase due to updates, remodel and a pool. How does this help your listing?
How many offers will it take to buy a home? You sell your house, now what? Moving into a home right away that you purchase may be ideal, but with this market may not be likely. Having an agent that is honest with you upfront helps. Your house sells in a week, now you have to find a home. Homes are selling over list, and fast. Now you have to deal with this market as a buyer. Be ready to rent, live with a relative, or maybe be open to a home that needs floors, paint, and a little updating.
Feel free to use our free Home Value Estimate, this will email you your home value monthly, when you are ready to sell call us, we can dial in the numbers:
1. Leave and access. Want to hear of a unicorn in real estate? Sell your home while you are home (even if you excuse yourself to a room or outside). Very rare to have a buyer purchase a home while the seller is present for the showing. They have to feel or be able to imagine themselves at home, Buyers need to be able to picture their items in the house and compare room sizes, living area, and closet space. When a seller is present it transforms them from a potential buyer, to a guest that is a stranger, an uncomfortable rushed situation.
For Security and Access we suggest a digital lock box, this box goes on the hose bib, or front door. It requires a special app only sold to real estate agents to open anytime set by us, normally 8am to 9pm, it can be programmed for appointment only settings. Making the agent call for a special code on top of the App to open the box. Normally home appraisers, and home inspectors will call set up an appointment, and ask the listing agent for the code.
2. Declutter your home! Stage what you can. Pack away all personal items like pictures, awards, and sentimental belongings. some people including me, live in the home. We have 2 teenagers in sports. Sports gear, office equipment, pet toys, you name it we have it. When Selling, sometimes if you are maxed out on space looking to upgrade we recommend getting a storage unit. Some times 3 car garage or RV garage homes, these spaces help sell the home. Make them look open and de-cluttered. According to the Profile of Home Staging by the National Association of Realtors,
“83% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.”
Not only will your house spend less time on the market, but the same report mentioned that,
“One-quarter of buyers’ agents said that staging a home increased the dollar value offered between 1 – 5%, compared to other similar homes on the market that were not staged.”
3. Price it right, Today, there’s minimal competition for you as a seller. There just aren’t enough houses on the market to satisfy buyer demand, meaning sellers are in the driver’s seat. As you can see from the chart above from KCM, the price makes a difference even in a sellers market. Pricing the home around market value gets you the most looks, and offers. Rates are at an all time low, fueling a sellers market, this can change.
