3 tips to sell your Arizona Home Faster

1.  Leave and access.  Want to hear of a unicorn in real estate?  Sell your home while you are home (even if you excuse yourself to a room or outside).  Very rare to have a buyer purchase a home while the seller is present for the showing. They have to feel or be able to imagine themselves at home,  Buyers need to be able to picture their items in the house and compare room sizes, living area, and closet space.  When a seller is present it transforms them from a potential buyer, to a guest that is a stranger, an uncomfortable rushed situation.  

For Security and Access we suggest a digital lock box,  this box goes on the hose bib, or front door.  It requires a special app only sold to real estate agents to open anytime set by us, normally 8am to 9pm, it can be programmed for appointment only settings.  Making the agent call for a special code on top of the App to open the box.  Normally home appraisers, and home inspectors will call set up an appointment, and ask the listing agent for the code.

2.  Declutter your home! Stage what you can. Pack away all personal items like pictures, awards, and sentimental belongings.  some people including me, live in the home.  We have 2 teenagers in sports.  Sports gear, office equipment, pet toys, you name it we have it.  When Selling, sometimes if you are maxed out on space looking to upgrade we recommend getting a storage unit.   Some times 3 car garage or RV garage homes, these spaces help sell the home.  Make them look open and de-cluttered. According to the Profile of Home Staging by the National Association of Realtors,

“83% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.”

Not only will your house spend less time on the market, but the same report mentioned that,

“One-quarter of buyers’ agents said that staging a home increased the dollar value offered between 1 – 5%, compared to other similar homes on the market that were not staged.”

3. Price it right, Today, there’s minimal competition for you as a seller. There just aren’t enough houses on the market to satisfy buyer demand, meaning sellers are in the driver’s seat.   As you can see from the chart above from KCM,  the price makes a difference even in a sellers market.  Pricing the home around market value gets you the most looks, and offers.  Rates are at an all time low, fueling a sellers market, this can change.
