Have carpet professionally cleaned.

Bake a batch of cookies before the showing.

Make arrangements for pets or take your pup for a walk (pets can be
a major distraction).

Touch up paint and moldings.

Try not to attend a showing, buyers tend to get bugged out at
showings that sellers attend. It's hard for a buyer to picture
themselves and the decor they prefer while the owner of the home is
around. (We discuss this at the brokers meetings, that it's true people
tend to not purchase a home that seller was attending showings)

Make sure your price is competitive with the other homes around.
You are competing for that buyer, so price is a major motivation for
allot of buyers.

Remove Family pictures, un-personalize the home as much as possible.
Again let the buyer imagine themselves in the home.

Get the Yard and Landscaping looking top notch. Buyers really
love that curb appeal! Don't forget the neighbors remind them it's in
their best interest to fussy up so you can get top dollar.

Don't forget the to pick up after the pups and kittens... They
can leave a little bit of an undesirable smell...

Clean the home like it's never been cleaned before (Trust me this is
why new homes are so popular)

People will open closets and drawers Make them look like new!

De-Clutter make those rooms look as large as possible.

Water Stains anywhere in the property is a big red flag. Make
the repairs and Re-paint - make the stains completely disappear.

Staging, get serious with staging! Clean Windows, Lights on, Blinds
Open, Air the place out before the showing, turn on some soft music.

Closets, matching hangers for clothes remaining, organize shoes.
