The first step in the home purchasing process is to get pre approved with a Lender.  This gives you the ability to make an offer on a home.  With a LSR. (Loan Status Report).  Most sellers will not consider an offer without one.

Programs such as FHA and Amera-Dream can drastically reduce your payments and interest.  This is a very popular program that has not been effected by the current Mortgage conditions.  In allot of cases it's the answer to the current situation.

Also if your selling a home it is a good idea to get this process started before you sell your home to see where you stand and what type of home you can afford after you sell your current home.
